Applying for a BPI housing loan in 2026? Whether you're buying your first home, refinancing an existing mortgage, or tapping into your home's equity, understanding the full set of requirements before you apply can save you weeks of back-and-forth. BPI Family Savings Bank — a Nook partner bank — offers competitive fixed rates starting at 6.50% for a 5-year fixed term, with a streamlined process that typically completes in around 52 days.

This page covers every requirement you need to know: eligibility criteria, minimum income thresholds, employment types accepted, and the complete document checklist. If you're also comparing rates across lenders, check out our guide to BPI housing loan interest rates for 2026 before you decide. And if you apply through Nook, our broker service is completely free — we handle the paperwork coordination and lender liaison on your behalf at no cost to you.

To qualify for a BPI Family Savings Bank housing loan, applicants must generally meet the following criteria:

  • Age: At least 21 years old at the time of application, and no older than 65 years old at loan maturity.
  • Citizenship: Filipino citizens, or foreign nationals married to Filipino citizens (subject to additional documentation).
  • Residency: Filipino residents, as well as OFWs and seafarers working abroad.
  • Credit standing: A good credit history with no serious derogatory records is required. BPI will conduct a credit bureau check as part of the evaluation process.

Meeting the minimum requirements does not guarantee approval — BPI will conduct a full credit assessment, property appraisal, and income verification before making a decision.

BPI Family Savings Bank requires a minimum monthly income of 40,000 for housing loan applicants. This applies across most employment types, including salaried employees, self-employed individuals, and OFWs.

Your income determines how much you can borrow. BPI uses a debt-to-income (DTI) ratio cap to calculate the maximum loan amount you qualify for. If your gross monthly income is 40,000, your maximum allowable monthly housing loan repayment would be 16,000 (based on a 40% DTI ceiling). Borrowers with higher incomes can qualify for larger loan amounts.

If you're unsure whether your income is sufficient for the loan size you need, Nook's mortgage advisors can run a quick pre-qualification check for free before you formally apply.

BPI Family Savings Bank accepts a wide range of employment types, making it accessible to many Filipino borrowers. Accepted employment categories include:

  • Private sector employees — regular employees of private companies, typically with at least 2 years of continuous employment
  • Government employees — those employed by national or local government agencies or GOCCs
  • BPO employees — workers in business process outsourcing companies
  • OFWs and seafarers — overseas Filipino workers and merchant mariners with verifiable income
  • Self-employed individuals — business owners and sole proprietors with at least 2–3 years of profitable operations
  • Professionals — licensed professionals such as doctors, lawyers, engineers, and accountants operating their own practice

Each employment type has slightly different document requirements, which are covered in the questions below.

BPI Family Savings Bank applies a maximum debt-to-income (DTI) ratio of 40%. This means your total monthly debt obligations — including the proposed housing loan repayment — must not exceed 40% of your gross monthly income.

For example, if your gross monthly income is 80,000, your maximum allowable total monthly debt payments would be 32,000. If you already have a car loan with a monthly payment of 8,000, the maximum monthly housing loan repayment BPI would approve is 24,000.

Existing obligations such as personal loans, credit card minimum payments, and other mortgages are all factored into the DTI calculation. Keeping your existing debts low before applying can significantly improve your chances of qualifying for a higher loan amount.

If you are a private sector, government, or BPO employee, you will typically need to prepare the following documents for your BPI housing loan application:

  • Fully accomplished BPI housing loan application form
  • One valid government-issued photo ID (passport, driver's license, SSS/GSIS ID, PRC ID, etc.)
  • Latest 1 month payslip
  • Certificate of Employment (COE) with salary details, issued within the last 3 months
  • Income Tax Return (ITR) for the most recent year, BIR Form 2316 (employer-certified)
  • Latest 3 months bank statements
  • For the property: Transfer Certificate of Title (TCT) or Condominium Certificate of Title (CCT), tax declaration, location map, and floor plan

BPI may request additional documents during processing depending on your individual profile. Submitting a complete set upfront helps avoid delays.

Self-employed individuals and licensed professionals applying for a BPI housing loan typically need to provide more extensive financial documentation to verify income stability:

  • Fully accomplished BPI housing loan application form
  • One valid government-issued photo ID
  • Business Registration documents: DTI Certificate (sole proprietors), SEC Registration (corporations/partnerships), or PRC license (professionals)
  • Audited Financial Statements (AFS) for the past 2–3 years, stamped received by BIR
  • ITR for the most recent 2 years, stamped received by BIR
  • Latest 6 months bank statements (personal and/or business accounts)
  • Business permits for the current year
  • For the property: TCT or CCT, tax declaration, location map, and floor plan

Self-employed applicants should generally show at least 2 consecutive years of profitable business operations. If your financials show fluctuating income, a Nook advisor can help you present your application in the strongest possible light.

OFWs and seafarers are welcome to apply for a BPI housing loan. Because they are working abroad, the documentation requirements are adjusted to reflect their employment situation:

  • Fully accomplished BPI housing loan application form
  • Valid passport with visa or work permit
  • POEA-verified employment contract or seafarer's contract (OWWA-certified)
  • Latest 3–6 months remittance records or bank statements showing inward remittances
  • Crew Agreement or Contract of Employment (for seafarers)
  • Special Power of Attorney (SPA) — a notarized SPA authorizing a local representative (typically a spouse or immediate family member) to act on the applicant's behalf in the Philippines
  • For the property: TCT or CCT, tax declaration, and other standard property documents

OFWs who are abroad at the time of application can have their SPA authenticated at the Philippine embassy or consulate in their country of posting. Nook can guide your local representative through the entire process remotely.

BPI Family Savings Bank's housing loan program covers a broad range of property-related financing needs, including:

  • Purchase of Ready For Occupancy (RFO) units — buying a house and lot or condominium that is already completed and ready to move into
  • Pre-selling property purchases — financing a property still under construction from a developer
  • Reselling / secondary market purchases — buying a property from a private seller
  • Refinancing — transferring your existing home loan from another bank to BPI, potentially at a lower rate. See our guide on BPI housing loan requirements for refinancing for more details.
  • Home equity / cash-out — borrowing against the equity you've built in your home for other financial needs
  • Home renovation — financing improvements or extensions to an existing property you own
  • New construction — financing the construction of a new residential structure on a lot you already own
  • Foreclosed property purchase — acquiring properties sold through foreclosure proceedings

The typical approval timeline for a BPI Family Savings Bank housing loan is approximately 52 days from submission of a complete set of documents. This timeline covers the full process, including document review, credit assessment, property appraisal, and loan offer issuance.

The most common cause of delays is incomplete document submission. Missing a single document — such as a BIR-stamped ITR or a recently updated COE — can pause the evaluation and significantly extend the timeline. Preparing your full document checklist before applying is the single most effective way to keep the process on track.

When you apply through Nook, your dedicated mortgage advisor reviews your documents before submission to identify any gaps. This pre-submission check has helped many Nook clients avoid preventable delays and move to approval faster.
