Meet Carlo: Senior Developer, Homeowner, Reluctant Banker
Carlo Villanueva, 36, has spent his career optimizing systems. As a senior software developer for a tech company in Ortigas, he knows better than most that inefficiency costs money. So it surprised even him when he realized just how long he'd been overpaying on his home loan — and doing nothing about it.
Carlo bought his 2-bedroom condo unit in Kapitolyo, Pasig back in 2019. The developer offered an in-house promo tied to BDO, and the process was seamless. "I was busy with work, the bank was right there, and the rate seemed fine at the time," he recalls. "I just signed and moved on."
The original rate was 8.50% per annum, fixed for the first year. After that, it repriced annually. By 2024, Carlo was on a rate of 9.25% — and his monthly amortization had climbed to 43,500 pesos on a 3,200,000-peso loan with 20 years remaining.
The Moment It Hit Him
It wasn't a financial crisis that woke Carlo up. It was a Slack message.
A colleague in his dev team had offhandedly mentioned refinancing his home loan and saving a significant amount each month. Carlo, always the one to Google things, started doing the math that evening. He pulled up his loan statement, punched the numbers into a spreadsheet — his comfort zone — and felt his stomach drop.
"I was basically just donating money to the bank every month," he says, half-laughing. "The interest portion of my amortization was enormous. I wasn't even making a dent in the principal."
He began researching refinancing in the Philippines and quickly found himself overwhelmed. Different banks. Different fixed periods. Processing fees. TCT requirements. He'd spent two hours reading and still wasn't sure which bank to approach or whether he even qualified.
Then he came across Nook.
Discovering Nook: Free, Fast, and Actually Useful
Carlo found Nook's website while searching for how to compare home loan refinancing rates in the Philippines. What caught his attention first was the rate comparison tool — but what kept him was the word "free."
"As a developer, I'm skeptical of free tools," he admits. "Usually there's a catch. But I read through the site and understood the model — Nook earns from the bank, not from me. That made sense."
He filled out Nook's online form in about 10 minutes. A mortgage advisor called him within the day. No hard sell, no pressure — just a clear explanation of what was possible based on his loan balance, property value, and income.
Carlo's property had appreciated since 2019. His loan-to-value ratio was healthy. His income as a senior developer — around 95,000 pesos per month — cleared the minimum requirements comfortably. He was, in the advisor's words, "a strong candidate."
The Numbers: BDO vs. Security Bank
Nook's advisor walked Carlo through the options. Several banks were available, but Security Bank stood out for his profile.
Here's how the comparison looked:
- Current loan: BDO, 9.25% p.a., monthly amortization of 43,500 pesos
- Refinance option: Security Bank via Nook, 6.99% p.a. (1-year fixed), monthly amortization of approximately 35,500 pesos
- Monthly savings: approximately 8,000 pesos
- Annual savings: approximately 96,000 pesos
- Savings over 5 years: approximately 480,000 pesos
"I kept double-checking the math," Carlo says. "Eight thousand a month is basically a second utility bill disappearing. Or a good chunk of a family trip every year."
Security Bank's approval timeline through Nook was approximately 23 days — faster than Carlo expected. The minimum monthly income requirement of 50,000 pesos was no hurdle for him. And the maximum debt-to-income ratio of 40% kept him well within bounds.
Carlo also noted that Security Bank offers a range of fixed-rate periods — 1-year, 3-year, and 5-year options — giving him flexibility to lock in longer if rates shift in the future. For now, at 6.99%, the 1-year fixed made the most financial sense.
The Process: Less Painful Than Expected
Carlo had braced himself for a paperwork nightmare. He'd heard stories from friends about dealing with banks directly — multiple visits, missing requirements, slow turnaround.
"With Nook, it was different. They told me exactly what documents to prepare, in what format, and why each one was needed. There was no guessing."
The required documents included his latest ITR, payslips, a copy of the original BDO loan documents, and his property's TCT. Nook coordinated directly with Security Bank on his behalf, following up on the application so Carlo didn't have to.
His loan was approved in 21 days. "Faster than some of my app deployments at work," he jokes.
The total refinancing cost — including notarial fees, registration, and miscellaneous charges — came to roughly 45,000 pesos. At 8,000 pesos in monthly savings, Carlo calculated his break-even point at under 6 months.
Life After Refinancing
Carlo closed his BDO home loan in mid-2024 and began paying Security Bank the following month. The difference in his cash flow was immediate and tangible.
"I redirected 5,000 of the savings into a UITF and the rest into our emergency fund. It sounds boring but it genuinely changed how I feel about our finances."
He also mentioned that his partner, who had been hesitant about the whole process, is now the one telling their friends to refinance. "She was worried it would be complicated or that something would go wrong. Now she's basically Nook's unpaid spokesperson."
When asked what he'd tell other homeowners in a similar situation, Carlo doesn't hesitate: "Just check. It takes 10 minutes to fill out the form. The worst that happens is you find out you're already on a good rate. But if you're not — and a lot of people aren't — the savings are real."
Stories like Carlo's aren't unusual. Ana, a call center supervisor in Mandaluyong, went through a similar process and saves 4,800 pesos every month after switching from BDO to Security Bank through Nook. The path looks different for everyone, but the starting point is the same: knowing what you're currently paying, and finding out if something better is available.
Could You Be Overpaying Too?
Carlo's situation isn't unique. Many Filipino homeowners took out loans 3 to 7 years ago at rates that made sense then but look very different today. If your current rate is above 7.50% and you have at least 5 years remaining on your loan, refinancing may be worth exploring.
Through Nook, you can compare offers from partner banks including BDO and Security Bank — without paying a single peso in broker fees. Nook's service is 100% free to borrowers.
The best refinance rate currently available through Nook is 5.99% p.a. Whether that's right for your profile depends on your loan balance, property value, income, and employment type — all things a Nook advisor can assess in a quick conversation.
Note: Interest rates quoted in this story reflect rates available at the time of Carlo's application and are subject to change. Please verify current rates with Nook or directly with the bank before making any financial decisions.
