The Challenge: High Monthly Payments Straining Their Budget
Carlos Mendoza, a freelance web developer, and his wife Anna, a digital marketing consultant, had been living their dream in a beautiful 2-bedroom condo in Bonifacio Global City for three years. However, their dream was becoming a financial burden.
"We were paying ₱85,000 every month to BDO for our ₱6,800,000 home loan at 8.5% interest," Carlos recalls. "As freelancers, our income fluctuates, and that massive monthly payment was eating up more than half of our combined earnings during slow months."
The couple had originally secured their loan in 2021 when rates were higher and their credit profiles were less established. Now, with three years of consistent payment history and growing freelance businesses, they wondered if they could do better.
Research and Discovery
Anna, being detail-oriented from her marketing background, started researching refinancing options. "I spent weeks comparing bank websites and reading about current housing loan interest rates," she explains. "The numbers were all over the place, and as freelancers, we weren't sure which banks would even consider us."
That's when they discovered Nook's digital mortgage brokerage platform. "What caught our attention was that they specialized in helping borrowers find the best rates across multiple banks, and their service was completely free," Carlos says.
Within 24 hours of submitting their information, Nook's team had already identified three potential refinancing options that could significantly reduce their monthly payments.
The Refinancing Process
Working with Nook simplified everything for the busy couple. "They handled all the bank communications and helped us understand exactly what documents we needed as freelancers," Anna explains.
The key documents included:
- Three years of BIR income tax returns
- Bank statements from their business accounts
- Certificates of employment from major clients
- Updated condo title and tax declarations
"Nook's team was incredibly patient with our questions about freelancer income verification. They knew exactly how to present our financial profile to the banks," Carlos adds.
Within six weeks, they had secured a new loan with Security Bank at 5.99% interest rate - a dramatic improvement from their previous 8.5% rate with BDO.
The Results: Significant Monthly Savings
The refinancing transformed their financial situation immediately:
- Previous loan: ₱6,800,000 at 8.5% = ₱85,000 monthly
- New loan: ₱6,800,000 at 5.99% = ₱65,000 monthly
- Monthly savings: ₱20,000
- Annual savings: ₱240,000
"That extra ₱20,000 every month has been life-changing," Anna says. "We're now putting ₱15,000 into our emergency fund each month and using the remaining ₱5,000 for our business growth investments."
Carlos adds: "As freelancers, having that buffer makes such a difference. We're not stressed about making our mortgage payment during lean months anymore."
Advice for Other Freelancers
Based on their experience, Carlos and Anna offer this advice to fellow freelancers considering refinancing:
"Don't assume banks won't work with freelancers," Carlos emphasizes. "If you have consistent income documentation and a good payment history, you have options. The key is working with someone who understands how to present freelancer finances properly."
Anna adds: "Start the process early and be organized with your documentation. We had three years of clean financial records, which made a huge difference in getting approved for the best rates."
Six months after their refinancing, the couple has already saved ₱120,000 and is on track to save nearly a quarter million pesos annually. "It's given us the financial flexibility to grow our freelance businesses and plan for the future," Carlos concludes.
