The Wake-Up Call
Marco Santos, a 34-year-old marketing director at a multinational company in Makati, thought he had scored a great deal when he bought his 2-bedroom condo in Bonifacio Global City three years ago. The 6,500,000 unit in a premium tower came with what seemed like a reasonable 8% interest rate from his bank.
"I was just happy to finally own property in BGC," Marco recalls. "I didn't really shop around for rates - I went with the bank where I had my payroll account."
His monthly payments of 89,500 for his 20-year loan were manageable with his executive salary, but they left little room for other financial goals. Then came the pandemic, and like many Filipinos, Marco started scrutinizing every expense.
The Research Phase
During lockdown, Marco began researching refinancing options. "I kept seeing ads about lower rates, but I wasn't sure if it was worth the hassle," he admits. "Plus, I thought my credit wasn't good enough for better rates."

The Transformation
The refinancing process took 45 days from application to final approval. Marco's new lender handled most of the paperwork, and Nook's team guided him through each step.
"The most challenging part was gathering updated financial documents, but even that was straightforward with Nook's checklist," he explains.
Since refinancing, Marco has been able to redirect his monthly savings toward other investments. He's building an emergency fund and planning to purchase another property for rental income.
The Impact
Today, Marco advocates for refinancing among his friends and colleagues. "Too many people are stuck paying outdated rates," he says. "If you bought your property before 2022, you're likely overpaying."
His advice to other condo owners in BGC and similar premium areas: "Don't assume you're getting the best rate just because you're with a big bank. The mortgage market is competitive now, and there are much better deals available."
Marco's transformation from paying 89,500 to 45,200 monthly has given him financial flexibility he never thought possible. "It's like getting a 44,300 raise every month," he concludes. "Best financial decision I've made in years."
